Regulations

 
1. No games may be played in the common parts of the blocks of flats, and no property belonging to any of the lessees may be left in such common parts. This also applies to the amenity areas.

2. The riding of cycles, scooters or any type of vehicles (whether motorized or not) is not allowed in any of the communal areas/grounds

3. No washing shall be hung on the balcony or in communal grounds Washing lines are allowed in enclosed/walled gardens but it must not be affixed to any part of the building

4. No canopy, awning, window-box or other thing may be attached to the outside of any flat or the block

5. Alterations, repairs and renewals to electric wiring, gas and water pipes or any other services may not be made without the written permission of the Management Company and electrical installations shall not be overloaded.

6. The installation of laminate or wood type floors is only permitted on the Ground Floor and not on any floor above.

7. The Management Company reserves the right to require the restraint or removal of any existing pet or domestic animal considered by the Management Company to be causing persistent nuisance.

8. No bird, dog or other animal shall be kept in the flat without the written consent of Management Company. Consent may be revoked at the discretion of the Management Company.

9. No musical instrument, radio, television, video player, tape or disc player shall be used in any flat so as to cause nuisance or annoyance to the occupier of any other flat and in particular between the hours of 11:00pm and 9.00am they shall not be used so as to be audible in any other flat.

10. No electrical appliance shall be used in any flat unless it has an effective suppressor.

11. No lessee may go on to the roof of the block (except in emergency) or deal with work of any kind to the exterior of the block without the permission of the Management Company.

12. The parking spaces are solely for the parking of a single private motor car or motor cycle, such vehicle must be in possession of a current Vehicle License Disc (displayed as required) and be in a roadworthy condition. In using the parking areas and the private roads each lessee must avoid causing an obstruction and must also avoid creating unnecessary noise late at night. No commercial vehicles are allowed to be parked in any of the parking bays and must be parked offsite at all times. All permitted vehicles must be parked between the white lines of the parking bays.

13. In using the amenity areas each lessee must avoid damage to the amenity areas and disturbance to occupiers of adjoining flats and in particular must exercise control over his/her children and pets to avoid such disturbance or damage.

14. The interior surfaces of all windows in the flat must be cleaned at least once in every four weeks.

15. Each lessee is responsible for ensuring that his/her family, servants, tenants and visitors comply with these regulations.

16. No metal, wooden or hard plastic items e.g. furniture, TV's or household objects must be deposited in the rubbish bins.

17. Any complaint arising from an alleged breach of these regulations shall be referred to the Management Company whose decision shall be final and binding on the parties concerned. 18. No sign or placard of any kind shall be put on or in any window or on the exterior of the flat.

These regulations are subject to alteration and amendment from time to time.
