Marlborough Park – Abbreviated Lease

 
USE OF YOUR APARTMENT IS SUBJECT TO THE TERMS OF THE LEASE.
THIS SHORT SUMMARY IS PROVIDED TO HELP YOU FAMILIARISE YOURSELF WITH SOME TYPICAL DAY TO DAY OBLIGATIONS. PLEASE TAKE A FEW MOMENTS TO FAMILIARISE YOURSELF WITH THE POINTS.

1. Owners are responsible for paying the Ground Rent which is due to be paid. Owners are responsible for paying the Maintenance Charge (otherwise known as the Service Charge) on an annual/monthly basis which is due to the Management Company

2. You are responsible for charges, interest and expenses arising from Ground Rent or Service Charge arrears

3. Buildings Insurance is covered out of the Service Charge refer to the policy for your compliance and notification obligations; it is your responsibility to arrange Contents Cover.

4. No part of your property shall be used for business purposes and shall only be used for residential occupation of one family only, you may not carry out illegal/immoral activities at the property and you may not permit illegal drugs to be brought onto the property

5. You must not cause a nuisance or disturbance, including, but not limited to, interfering with the structure and systems of the development, causing unacceptable noise, or causing the insurance status of the development to be compromised

6. You must not do anything that shall cause annoyance to any occupier of any other flat or allow any noise within the flat to be audible outside the flat between the hours of 11pm and 9am.

7. You must not obstruct main doors and dwelling doorways, stairwells, hallways, landings, access-ways, amenities. or within any communal areas (No storing of shoes, prams, bikes, etc, are allowed)

8. You must not modify or extend the structure of the development or affix/erect satellite dish, aerial, hoardings, notice boards, flags or other such items on free display at doors or windows, or within communal areas.

9. You must not keep any pet at the property without prior written approval which may be withdrawn at any time if such pet causes a nuisance or annoyance to other owners or occupiers.

10. You must not hang any clothes or other articles that on the balcony or any of the communal areas/grounds.

11. You must not use your garage for any purpose other than the parking of one private motor vehicle.

12. You must keep the property in good and tenantable repair and condition.

13. You must fully carpet all floors to restrict the penetration of sound from the flat with the exception of the kitchen, bathroom and toilet.

14. You must comply with all legislation relating to the property and comply with any notice given by a local or public authority to come into compliance, for example, where you may have contravened health & safety legislation

15. You must comply with regulations that the Management Company think fit to make.
